WHAT IS GAS SAFE REGISTER ?
Gas Safe Register replaced the CORGI gas register in Great
Britain and the Isle of Man on 1 April 2009
There is only one gas safety register that you need to use.
Look for the yellow Gas Safe Register triangle not the orange
CORGI registration badge. Anyone carrying out work on gas
must be registered with Gas Safe Register. If not, they are
breaking the law and putting you and your family at risk. Only a Gas Safe registered engineer is legally allowed to install gas appliances, boilers, hobs, ovens or fires in your home or workplace. You must only use a Gas Safe registered engineer for any type of gas work, including installation, maintenance and servicing.
What is Gas Safe Register?
Gas Safe Register exists to protect you, your family, and your property from dangerous gas work. Incorrectly fitted, badly repaired or poorly maintained gas appliances are a major cause of lethal carbon monoxide (CO) poisoning, and can also lead to gas leaks and explosions.
Who runs Gas Safe Register?
Gas Safe Register is run by Capita Gas Registration and Ancillary Services Limited, a division of Capita Group Plc.
Gas Safe Register is the official gas registration body for Great Britain (GB) and Isle of Man, appointed by the Health and Safety Executive (HSE) for Great Britain and HSWI for Isle of Man..
Gas Safe Register replaced CORGI as the gas registration body in GB on 1 April 2009. The HSE carried out a review of gas safety in 2006 which, after consultation with the gas industry, engineers and the public, led to the decision to change to a new gas registration scheme. The contract to run the new scheme was awarded to Capita and we launched Gas Safe Register. The sole focus of the register is on improving gas safety.
LANDLORDS / HOMEOWNERS
The Gas Safety (Installation & Use) Regulations 1998 place a statutory duty on all landlords of residential property to ensure that all gas appliances; pipe work and flues are maintained in a safe condition. They particularly seek to avoid the escape of carbon monoxide poison, which is silent, odorless and deadly, and require that:
• All let properties must have at all times a valid Gas Safety Record, even if the gas supply consists only of a capped off gas pipe where all other pipe work and appliances have been removed.
• Before a tenant takes occupation; the gas appliances and pipe work must be checked by a Corgi registered engineer who must provide the landlord with a Gas Safety Record (the landlord must provide the tenant(s) with a copy of that safety record at the start of the tenancy.
• A gas safety check must be carried our annually and the tenant(s) provided with a copy of the safety record within 28 days of the check being carried out (this does not mean you have a 28 day grace period between a Gas Safety Record expiry and a new record being issued).
• The landlord must keep a copy of each Gas Safety Record for at least two years.
Letting agents, if used, are also liable under the regulations to ensure that the Gas Safety Record is in place and all equipment and appliances comply.
Non-compliance with the safety regulations is criminal offence and carries monetary penalties or imprisonment or both. In the event of a death, charges could extend to manslaughter. If the property is found to be unsafe or in breach of any of the safety regulations. The landlord and agent, depending on the circumstances, can be held responsible for the consequences.
It may be a defence to any prosecution that the landlord or letting agent concerned took all reasonable steps and exercised all due diligence to avoid committing the offence.
From April 2005, it will be necessary to register any new gas installation in a residential property with Corgi who will then issue a declaration of safety which will from part of the house seller’s information pack which everybody marketing a property will need to prepare as from 2007.
WHAT IS POWER FLUSHING.
Power flushing is the most efficient and effective method of cleansing a central heating system. The principle is to create a powerful fresh water flow under controlled conditions to remove debris from the system. By connecting the power flushing unit to the heating circuit in place of the system pump, boiler or radiator the circuit can be thoroughly cleansed of limescale and corrosion debris. When used in conjunction with a Fernox Cleaner F3 a typical power flush can be completed in 3-4 hours.
The cleaning and treating of central heating systems
All new systems should be pre-commission cleansed in accordance with BS:7593 and Benchmark. This ensures flux residues, excess jointing compounds, mineral oil and other contaminants that can be found in the system following installation, and that can effect the performance of the system or cause component failure, are removed. It is important when installing new boilers into old systems that all sludge is first removed from the system or this could accumulate in the new boiler and lead to premature failure. Additionally, in hard water areas existing systems will have accumulated limescale together with corrosion deposits in the heat exchanger, which could easily have reduced the boiler efficiency by over 5%.

Fuel wastage
Without treatment, corrosion debris will accumulate in the boiler causing increasing limescale deposits, reduced heat transfer and up to a third of a fuel bill going to complete waste.
Boiler noise
This increases in frequency and intensity as deposits of sludge and scale build up in an unprotected boiler.
Cold spots
The familiar cool low central area of a radiator indicates a build-up of black sludge sediment that restricts flow and reduces heat.
Frequent venting
When the top of a radiator is cold during operation, either air or hydrogen is to blame. Hydrogen gas builds up as a by-product of electrolytic corrosion and is flammable (due caution is required).
Pump seizure and failure
The abrasive and magnetic properties of black oxide sludge increase shaft and bearing wear in pumps causing them to stick or fail.
